Kailua, Windward Oʻahu

Lanikai Beach Homes for Sale

Buying in Lanikai means buying on one small stretch of Kailua, on the windward side of Oʻahu, where the difference between one street and the next is bigger than most buyers expect. Corinda Wong says it to every client who asks how the market is doing: it depends on the area, and everything is more specific than you might realize.

That is the level Team Wong Hawaiʻi works at. We are a three-generation family team based in Kailua at 46 Hoolai St, Suite D, and we have been in these neighborhoods for more than 25 years. KJ Harrison, one of our agents, was born and raised in Kailua and carries hyper-local knowledge of Lanikai specifically.

Buyers who move quickly in Kailua are the ones who did the paperwork first. The order we use:

  1. Mortgage pre-approval. This sets your real budget and tells a seller you are ready.
  2. A personalized home search. We set the criteria with you and track what comes up, rather than sending you everything on the island.
  3. Offer strategy. This is where the seller-side experience below does the most work.
  4. Closing. Systems, timelines, and clear next steps, so you always know what happens next.

Corinda's promise to clients has not changed in decades: take the stress off. "I have systems, I have timelines. When I step into your life, I just make everything a lot easier."

Why buy with a team that mostly lists

About 70% of our business is seller representation. For a buyer, that is the point. Corinda puts it this way:

"When you do a lot of sellers, it makes you a better buyer agent, because you know how the competition writes offers. You know what tweaks sellers."

We spend most of our time on the other side of the table, reading offers and advising sellers on which ones to take. When we write yours, we are writing it with that in mind.

The Hawaiʻi-specific parts buyers ask about

Oʻahu has rules that catch buyers from the mainland, and plenty of local buyers too. We explain these plainly before they become a problem:

  • Fee simple and leasehold. Two very different things to own, with very different long-term math.
  • AOAO rules and condominium insurance. What the association governs, what it covers, and what it does not.
  • Affordable and reserved housing programs. HHFDC, HCDA, and Hale Kamaʻāina qualification and process.
  • VA loans and PCS timelines. Military buyers moving to or from Hawaiʻi are a constant here.
  • 1031 exchanges. Corinda holds an accounting degree from the University of Hawaiʻi at Mānoa, so the timing rules and identification windows get explained by someone with formal financial training.

What we represent in Lanikai and around it

Residential only: single-family homes, townhouses, and condominiums, resale and new construction.

Our core area is Windward Oʻahu, which is Kailua, Kāneʻohe, and Waimānalo, with Lanikai sitting inside Kailua alongside Maunawili, Enchanted Lake, Keolu Hills, Olomana, and Kaʻōpā. We also represent clients across the rest of Oʻahu, from Honolulu and Kakaʻako to Hawaiʻi Kai, Pearl City, and the North Shore.

Who you would be working with

Seven licensed agents, three generations of one family, under Hawaiʻi Modern Realty, a member of the LeadingRE network.

Corinda Wong has spent 37 years in Hawaiʻi real estate, more than 20 of them working beside her father, Ray Smith, who served 27 years in the Marine Corps before going into real estate and is still with the team. Michael Wong built the team's digital presence and runs its technology and market analysis. Michelle Love came to real estate from Human Resources at Amazon and then escrow, and she handles the coordination with escrow, lenders, inspectors, and vendors.

Three agents focus on first-time and local buyers. KJ Harrison grew up in Kailua and knows Lanikai, Enchanted Lake, Maunawili, Keolu Hills, and ʻAikahi block by block. Shaun Kanoho is from Kāneʻohe and works with buyers and investors across Windward Oʻahu. Ciena Alagao is the team's new-construction specialist.

Team designations include CRS, held by fewer than 4% of REALTORS® nationally, along with GRI, SRES®, PSA, RSPS, and GREEN.

Questions buyers ask about Lanikai and Kailua

Who on the team knows Lanikai best?

KJ Harrison. He was born and raised in Kailua and his hyper-local coverage includes Lanikai, along with Enchanted Lake, Maunawili, Keolu Hills, and ʻAikahi. Corinda Wong leads the team and has worked Kailua for 37 years.

Do you represent buyers, or only sellers?

Both. Listings are the larger share of our business, and buyer representation is a full service line. More than 60% of our buyers are purchasing their first home.

Can you help if I am buying from the mainland?

Yes. Mainland relocation, VA and military buyers, and out-of-state trustees and heirs are all regular clients. Much of our trust and estate work is coordinated with families who live off-island.

Do you handle condominiums and townhouses in this area?

Yes. Single-family homes, townhouses, and condominiums are all residential, and all within what we represent.

How do I know what a home is worth before I make an offer?

We work from block-level history rather than island-wide averages, and we go through the numbers with you before the offer goes in.

What is the first step?

Mortgage pre-approval. It takes the guesswork out of your budget and puts you in a position to write an offer when the right home comes up.
