Sell Your Home in Kailua
Most Kailua sellers are moving for a reason bigger than the house. A move to the mainland. A parent's home after four decades. An estate that has to be settled from three time zones away. The next chapter a few miles down the road.
Team Wong Hawaiʻi is a residential real estate team based in Kailua, and we have guided sellers here through all of it for 37 years. Roughly 70% of our business is listing representation, and Kailua is where most of it happens. You get pricing advice built on this market specifically, and a process designed to take the stress off you.

What happens when you list with us
Every listing starts with an in-person consultation at your home. It covers four things:
- Pricing strategy. What your home should list at, based on what has actually sold nearby and what is competing with you right now.
- Preparation and staging. What is worth doing before the photos, and what is not worth spending money on.
- Negotiation approach. How offers will be evaluated and what terms matter beyond the number at the top.
- Net proceeds. What you will actually walk away with after everything comes out, so you can decide with real figures in front of you.
You leave that meeting with a timeline and a clear picture of what happens next. Corinda Wong puts it simply: "When I step into your life, I just make everything a lot easier."
Pricing a Kailua home block by block
Island-wide averages are close to useless here. One side of a street can price differently from the other, and two homes with the same bedroom count can belong in different price brackets.
Our pricing comes from decades of working these specific neighborhoods, including Lanikai, Maunawili, Enchanted Lake, Keolu Hills, Olomana and Kaʻōpā. We will show you the sales behind the number we recommend, and explain the ones we left out.
Getting to market without the scramble
The gap between deciding to sell and going live is where most of the delay happens. Homes sit waiting on a handyman, a stager, or a cleaner.
We have worked with the same stagers, handymen and prep crews for years, so we can usually get them scheduled quickly and keep the preparation moving in the right order. Nothing gets skipped to save time.
The sellers we work with most often
Standard resale
Single-family homes, townhouses and condominiums across Kailua and Windward Oʻahu.
Senior downsizing
Guided by team members who hold the SRES® (Seniors Real Estate Specialist) designation, including Corinda Wong, Michelle Love and Ray Smith. We have worked with downsizing clients for as long as four years, pacing the move around family readiness and senior-living waitlists, some of which run up to 10 years in Hawaiʻi.
Trust, probate and estate sales
Corinda's accounting degree means direct conversations with estate attorneys, trustees and CPAs about proceeds, basis and timing. Many heirs live on the mainland, so we manage the property and the process here on their behalf.
Investment property and 1031 exchanges
Timing rules, identification windows and proceeds strategy explained by someone with formal financial training.
We represent sellers of residential property only: single-family homes, townhouses and condominiums.

Where we work
Kailua is our anchor, and Windward Oʻahu is our core market: Kailua, Kāneʻohe and Waimānalo. Trust, estate and downsizing work regularly takes us across the rest of Oʻahu, including recent transactions in Pearl City. If your home is on this island, we can talk about it.
Our community guides cover each area in more detail.
Questions Kailua sellers ask
What is my Kailua home worth?
Start with our online valuation, then treat it as a starting point rather than an answer. A real number requires someone who knows which recent sales on your block are genuinely comparable to yours.
How soon can my home be on the market?
That is set at the listing consultation, once we have seen the home and agreed on what preparation it needs. A house that needs paint and a stager moves on a different timeline from one that is ready for photos next week.
Do I need to renovate before I list?
Usually not. The consultation covers what is worth doing and what buyers in this market will not pay you back for. Sometimes the answer is a deep clean, fresh paint and staging.
Can you sell a home held in a trust or going through probate?
Yes. Trust and estate sales are a core part of what we do, with 350+ of those transactions reported by the team, and we routinely coordinate with trustees and heirs who live out of state.
My parent is not ready to move yet. Is it too early to call?
No. Some of our downsizing clients have talked with us for years before listing. Starting the conversation early is usually what makes the eventual move calm instead of rushed.
What does it cost to list with Team Wong Hawaiʻi?
Our compensation is commission-based and depends on the specifics of your sale. Contact us for details.
Talk with us about your Kailua home
Tell us about the house, the timeline, and what is driving the move. We will tell you what it is likely worth, what it needs, and what the process looks like from here. There is no obligation to list, and nothing to decide today.
